Renewal of the register of real estate brokers

Service description

Renewing the registration of real estate brokers according to Law 120/1982

Place of service

  • GOEIC branches: in Maarouf - Sixth of October - Tenth of Ramadan - Alexandria - Port Said - Damietta - Suez - Sharkia - Menoufia - Ismailia
  • Arish - Tanta - Investors Services Complex in the Authority
  • Chambers of Commerce (Alexandria - Kafr El Sheikh - Tanta - Damanhour - Sohag - Arish)

Renewal date

  • The renewal application shall be submitted within the ninety days preceding the expiry date of the registration for the regular renewal fee
  • The fees shall be doubled during the ninety days following the end of the registration validity
  • If the renewal is not done within the 90 days following the expiry date of the registration, the registration will be administratively written off

Conditions required to renew the registration in the register of real estate brokers

First Conditions for renewing the registration of an individual establishment in the register of real estate brokers

  1. No more than 90 days have passed since the expiry of the registration in the Real Estate Brokers Register without renewing its validity
  2. That the natural personality has not expired due to the death of the person concerned, the commercial register has been erased, the file at the Tax Authority has not been permanently suspended ... etc.
  3. That the activity of doing business (brokerage - brokerage - real estate marketing) has not been written off from the commercial register
  4. Any valid mediation contract must be affixed to the real estate brokers registry card that is required to be renewed
  5. A decision or judgment has not been issued to cancel the establishment’s registration in the real estate brokers registry for committing any of the violations mentioned in Law 120/1982 and its executive regulations
  6. If the status of the person concerned or the facility has not changed any of the conditions of registration in accordance with Law 120/1982.

Second, the conditions for renewing the registration of companies in the register of real estate brokers

  1. No more than 90 days have passed since the expiry of the registration in the Real Estate Brokers Register without renewing its validity
  2. That the commercial register has not been erased due to the expiration of the legal personality
  3. That the tax card number has not been modified due to the expiration of the legal personality
  4. That the legal entity of the company has not been changed or changed without entailing the termination of the legal personality
  5. That the activity of practicing the activity (brokerage - brokerage - real estate marketing) has not been written off from the commercial register
  6. Any valid mediation contract must be affixed to the real estate brokers registry card that is required to be renewed
  7. The capital of the company must not be less than twenty thousand Egyptian pounds
  8. That no decision or judgment has been issued to cancel the establishment's registration in the real estate brokers registry for committing any of the violations mentioned in Law 120/1982 and its executive regulations
  9. If the condition of all those whose names are listed in the commercial registry or the status of the company has not changed any of them lose any of the conditions of registration in the registry of real estate brokers in accordance with Law 120/1982

Third, the conditions to be met by a person acting on behalf of a real estate broker

  1. He must be Egyptian
  2. He is entrusted under an official power of attorney documented by the real estate registry
  3. If the person acting on behalf of the real estate broker is among the employees of the government, public bodies, public institutions, or local government units, his employer must agree to represent the real estate broker before the commission

Documents required renewing the registration in the Real Estate Brokers Register

First Documents to renew the registration of an individual establishment in the Real Estate Register

  1. Real estate brokers renewal application form signed by the concerned owner or the authorized agent in front of the competent employee or the validity of the signature is certified by an approved bank or by the legal agent
  2. A copy of the national ID card or passport of the applicant and the original for viewing
  3. An individual renewal acknowledgment signed by the person concerned and the authorized agent (if existed) in front of the competent employee, or the authenticity of the signature from the bank.
    If the applicant for renewal is an agent of the facility, the following documents are required from him:
  4. A copy of a notarized power of attorney from the real estate registry with a review of the original (even a second agent is accepted only)
  5. Complete the declaration of validity of the power of attorney (original)
  6. If he is a government employee, public authority, public institution, or local government unit, he submits a letter from his employer that there is no objection to that authority for the employee to carry out proxy work for others, and that he has taken an unpaid leave
  7. A recent official extract from the commercial register valid, provided that it includes brokerage-broking-real-estate-marketing activities
  8. A copy of the last tax return approved by taxes and the original for viewing
  9. A copy of the tax card with its data completed and identical to the data of the commercial register and the original for review

Second, the documents for renewing the registration of companies in the real estate registry

  1. Real estate brokers renewal application form, signed by whoever has the right to manage and signed in front of the competent employee, or the signature is authenticated by an approved bank or signed by his legal agent
  2. A copy of the national ID card or passport of the applicant and the original for viewing
  3. A declaration of renewal for companies signed by the competent employee or with a valid signature from the bank, provided that all those whose names are listed in the last commercial register of the company (public sector companies are exempted from this)
    If the applicant for renewal is an agent of the facility, the following documents are required from him:
  4. A copy of a notarized power of attorney from the real estate registry with a review of the original (only a second agent is accepted)
  5. Complete the declaration of validity of the power of attorney (original)
  6. If he is a government employee, public authority, public institution, or local government unit, he shall submit
  7. A letter from his employer that he has no objection to that authority from the employee performing proxy work for others and that he is taking an unpaid leave
  8. A recent official extract from the valid commercial register, including brokerage activity - brokerage - real estate marketing, and the capital is not less than 20,000 EGP
  9. A copy of the last tax return approved by taxes and the original for viewing
  10. A copy of the tax card with its data completed and identical to the data of the commercial register and the original for review

Renewal procedures

  1. Reserving an appointment through the GOEIC’s website (in case the application is submitted in MAROUF or October, or the Investor Services Complex at the Investment Authority)

  2. Submitting the required documents in accordance with the provisions of Law No. 120/ 1982 Examination of documents
  3. Determining the value of the prescribed fees through the application receiving window
  4. Pay the fees to the authority’s treasury with a visa
  5. Financial and technical audit
  6. Enter card data
  7. The person concerned or his agent shall review the card before wrapping it and receiving it

Important Notes:

  3. It takes into account the placement of the stamp with 1 pound and the stamp of resource development on the power of attorney
  4. The validity of the declarations is 3 months, and until a second power of attorney is accepted only - the authorization is not accepted
  5. If the person concerned or who has the right to manage and sign outside the country and delegate his legal representative to submit an application for obtaining the service at the authority, the power of attorney issued by a foreign authority must be certified by the Egyptian embassy or consulate abroad and deposited in the real estate registry in Egypt
  6. It is not permissible to sign personal declarations on behalf of the mediator
      In the event that one of those listed in the commercial register travels, the declaration and a copy of the passport shall be authenticated by the Egyptian embassy or consulate abroad.
  7. If the tax return is suspended from the activity, a notification must be submitted to re-engage in the tax brokerage activity
  8. If the person acting on behalf of the renewal applicant is a government employee, public authority, public institution, or local government unit, the brokers registry card is not delivered until after notifying his employer
  9. The presence of a valid mediation contract affixed to the real estate brokers registry card is one of the conditions for continued registration in the real estate brokers registry
  10. In the event that there is only one valid mediation contract installed on the real estate brokers registry card, its validity period is less than 5 years, the validity of the registration in the real estate brokers registry is linked to the expiry date of that contract until other agency contracts are added
  11. The number of contracts registered in the real estate brokers registry card is indicated
  12. Agency data and products certification includes
    • The broker’s data: his name - registration number - registration validity date - tax registration number
    • Principal data Registration code (authentication number at the embassy or consulate) - registration authority - client's name and nationality - contract certification number - contract start and end - contract validity (specified - automatic renewal - extended) - products subject of the contract
  13. If the broker is linked to a business contract with the producer, trader or distributor, the real estate broker pays half of the prescribed fees and this is proven as follows:-
    If the contract is issued locally, it is submitted
    A copy of a certified work contract from the social insurance and the original insurance print for the mediator
    If the contract is issued from abroad, it is submitted
    A copy of an employment contract notarized by the competent chamber of commerce or the official authority that takes its place in the country of the foreign client and certified by the Egyptian embassy or consulate in the country of the client
  14. If it appears upon renewal of the registration that there are amendments to the registration data, the documents required in case of amendment are reviewed on the authority’s website
  15. The mediator shall notify the Authority of every amendment in the data of the brokerage contracts entrusted to him within 30 days from the date of documenting the amendment contract.
  16. If the authority is not notified within 30 days, the following measures will be taken in accordance with Article 21 of Law 120/1982.
    • Forfeits the right of the establishment to insurance
    • The Authority shall notify the establishment of the forfeiture of its right to insurance by registered letter with acknowledgment of receipt at its last address of which the Authority has been notified
    • The facility shall pay double insurance within thirty days from the date of being notified of the forfeiture of its right to insurance
    • In the event of a repetition of the violation, the registration shall be canceled by a decision of the Minister of Economy and the right to recover the double insurance shall be forfeited.
    • The broker has the right to recover the double insurance if he does not repeat the violation
  17. We ask you to be careful to avoid falling into the violations mentioned in Law 120/1982 and its Regulations 342/1982, which you decided to abide by with your personal statements.
